Roof Report for 88 Reigate Road

Upon inspection and stripping of the rear elevation of the main roof and rear extension, it was observed that the eave support trays had not been installed correctly. The trays were laid on top of the felt rather than being fitted underneath, which compromised their effectiveness and lead to water ingress and damage.

Additionally, no fixings were found in the eave support trays on the main roof. This lack of secure fastening poses a risk of dislodgment, which could further affect the roof's integrity.

On the side elevation porch, the lead flashing was not installed correctly into the wall. The use of a grinder during the installation process caused damage to the cavity trays, which lead to inadequate drainage and moisture retention issues. Furthermore, the lead was also insufficiently fitted on the rear elevation extension, indicating a need for proper installation techniques to ensure longevity and prevent leaks.

This report serves to highlight the critical areas that required attention to maintain the structural integrity of the roof system at 88 Reigate Road.
