Roofing systems and specifications

Roofing work planned around the whole roof—not just the visible leak

Brighton properties range from Regency and Victorian terraces to 1930s houses, converted buildings, seafront homes and modern developments. Before recommending work, we consider the covering, roof structure, weathering details, drainage, ventilation and safe access so that the proposed repair addresses the likely cause.

Tiled and slate roof work

For a localised defect, a targeted repair may be all that is required. Where a roof has widespread covering, batten or membrane failure, we can specify a more complete replacement using a breathable roofing membrane, treated battens, suitable ventilation and carefully finished eaves, verges, ridges and abutments. Existing tiles or slates can be retained where their condition and the agreed specification allow. Read about Brighton roof replacement.

Flat roofing systems

We install three-layer felt, GRP fibreglass and fibre-reinforced liquid systems where they are suitable for the roof. The covering is only part of the specification: the condition of the deck, falls, outlets, perimeter trims, upstands and adjoining walls must also be considered. We explain whether the existing roof can be repaired or whether renewal is the more dependable option. Explore flat roofing in Brighton.

Chimneys, leadwork and rainwater details

Water can enter around failed lead flashings, back gutters, deteriorated pointing, cracked flaunching or poorly weathered abutments. Our chimney work can include repointing, flaunching, pots and cowls, lead repairs, rebuilding or removal where agreed. We also inspect nearby valleys, parapets, gutters and outlets because the damp mark inside is not always directly below the external defect. See Brighton chimney repairs.

Targeted repairs and roof maintenance

Slipped and broken tiles, storm damage, failed mortar, leaking roof windows and defective valleys can often be repaired without replacing the complete roof. We assess the affected detail and the surrounding roof so the quotation can distinguish essential work from optional maintenance. Lead or GRP valleys and mortar-bedded or mechanically fixed ridge and hip systems are specified according to the existing construction. View Brighton roof repair services.

Local knowledge

Built for Brighton homes and coastal weather

Brighton’s Regency and Victorian terraces, seafront properties, period cottages and modern developments require different roofing approaches. Across Kemptown, Hanover, Seven Dials, Preston Park, Patcham, Woodingdean, Rottingdean and Saltdean, roof height, restricted access, prevailing coastal weather and the original construction all influence how repairs should be planned.

Depending on the property, we may need to inspect parapet and box gutters, chimney flashings and back gutters, valleys, mortar around ridge and hip tiles, flat-roof upstands and the condition of older membranes beneath tiles or slates. We assess the surrounding roof system rather than quoting from the internal damp mark alone.

On an older pitched roof, rainwater can travel along a tile, membrane or rafter before it becomes visible indoors. Coastal wind can also expose weaknesses that remain dry in calmer conditions. That is why our quotation identifies the detail we believe has failed, the proposed repair and any limitations that cannot be confirmed until coverings are carefully opened.

A coordinated service

From first inspection to final photographs

One company coordinates the roofing work, access requirements and project communication. The exact sequence depends on the roof, but our quotations are intended to make the proposed scope, materials and responsibilities clear before work begins.

STEP 01 Enquiry

Tell us the property address, what you have noticed and how long the problem has been present. Send photographs where available.

STEP 02 Inspection

We assess accessible roof areas and relevant weathering details, then discuss the likely cause and practical repair options.

STEP 03 Drone view

Where suitable, aerial photographs help us view difficult areas. Close inspection is still recommended where the defect requires it.

STEP 04 Written quote

The proposed work, main materials, access requirements, price and applicable guarantee are set out in writing.

STEP 05 Scaffolding

Our in-house team plans and supplies the agreed access, including for terraces, chimneys and roofs above extensions where required.

STEP 06 Roofing work

Our roofers complete the agreed specification, protect the working area and keep waste and materials organised throughout the job.

STEP 07 Final checks

We check the completed details, remove roofing waste from site and provide completion photographs where they are available.

STEP 08 Guarantee

Qualifying installations receive the written guarantee stated in the quotation, with its period and conditions clearly identified.

In-house access

Roofing and scaffolding, managed together

Our in-house scaffolding division helps us coordinate access around the roofing programme, with scaffold costs stated within the written quotation. It is especially useful for terraces, taller buildings, chimneys and roofs above conservatories or extensions.

Keeping roofing and access planning together gives you one point of contact and helps the scaffold suit the actual repair area. The quotation explains the access included, while any licences, neighbour arrangements or unusual site restrictions can be discussed before the installation date is agreed.

Safer inspection

Drone roof surveys where suitable

Subject to weather, access and local flight restrictions, drone photography can show tiles, slates, chimneys, leadwork, valleys, ridges and flat-roof coverings. This often supports a clearer quotation without erecting access solely to view the roof.

Aerial photographs are useful supporting evidence rather than a substitute for every physical inspection. If the cause depends on concealed materials or close-up testing, we will explain what can only be confirmed from safe access or once work begins.
