New uPVC should not be used to hide rotten timber

Questions before you change the roofline

What is the difference between a fascia and a soffit?
The fascia is the vertical board at the lower roof edge and normally supports the gutter brackets. The soffit closes the underside of the roof overhang between the fascia and the external wall.
Should rotten timber fascia be capped over?
No. A capping board should only be considered where the existing timber is sound, secure and dry enough to remain as the substrate. Rotten or structurally weak fascia should be removed and repaired or replaced.
Do soffits need ventilation?
Some roofs use vented soffits, some use over-fascia ventilation and others use a different designed route. The correct detail depends on the roof build-up, insulation, underlay and wider ventilation strategy.
Can fascias and soffits be replaced without replacing the whole roof?
Often yes. However, the first roof courses, underlay support and eaves condition should be checked because they meet the fascia and soffit system directly.
What if the old roof lining has eroded at the eaves?
If old felt or membrane has broken down at the eave course, local underlay renewal and an eaves support tray may be required as part of the roofline work.
