Roof condensation & loft ventilation
Wet roofing felt, dripping nails and mould do not automatically mean the roof is leaking. Condensation happens when moisture reaches cold surfaces, while genuine leaks tend to follow defects in coverings or junctions. The important job is separating the two — and recognising when both are present.
Which pattern looks familiar?

Condensation needs three things
- Moisture generated inside the home
- A route for that moisture to enter a colder space
- A cold surface where water vapour can condense
Ventilation, airtightness, insulation and extractor routing all influence that pathway.
From symptom to sensible next step
Avoid jumping straight to “replace the felt” or “add vents”. The cause should be understood before the roof build-up is altered.

Eaves ventilation
Air paths can be blocked by insulation or poorly detailed eaves. Correct provision depends on the roof design.
Extract ventilation
Bathroom and kitchen moisture should be managed at source and ducted correctly to outside air.
Roof build-up
Cold roof, warm roof, membrane type, insulation position and vapour control all change condensation risk.
Wet felt, dripping nails and ventilation questions
These are broad technical answers. The actual remedy depends on the roof build-up and how the property is used.
Why is the underside of my roofing felt wet?
Moist indoor air can reach a cold roof space and condense on underlay, nails and timbers. Roof leaks can also wet the same areas, so the pattern, timing and ventilation need checking.
Does breathable felt mean a roof does not need ventilation?
No blanket rule applies. The roof build-up, membrane specification, insulation position, moisture load and applicable guidance all matter.
Why are my roof nails dripping?
Metal fixings can become cold surfaces where water vapour condenses. Widespread droplets after cold weather often point toward condensation rather than a single point leak, but both causes can coexist.
Can too much loft insulation cause condensation?
Insulation itself is not the enemy, but badly installed insulation can block eaves airflow, leave cold bridges or change the moisture balance. The whole build-up should be considered.
Should bathroom extractors discharge into the loft?
No. Moist air should be ducted to the outside through an appropriate terminal rather than discharged into the roof void.
Will ridge vents solve condensation?
Sometimes they are part of the solution, but high-level ventilation alone may not correct blocked eaves, excessive moisture entry or an unsuitable roof build-up.
