Moss removal should protect the roof, not punish it

Moss holds moisture and can break away into gutters and outlets, but its presence does not automatically mean a roof is leaking or needs replacement. The first task is to identify the covering and condition. Brittle clay tiles, weathered concrete surfaces and asbestos-containing materials require very different decisions.

Our normal approach on suitable roofs is controlled manual removal using hand tools and brushes from safe access. We do not treat aggressive pressure washing as the default because it can drive water beneath coverings, disturb weak tiles and strip weathered surfaces.

Cleaning exposes the underlying roof, so cracked tiles, loose ridges, open valleys and failing flashings are recorded rather than hidden. Any additional repair is explained and quoted separately unless it was already included.

Access, removal, drainage and inspection

The work starts with safe access because reaching across a mossy roof from a ladder is not an acceptable cleaning method. Delicate areas and rainwater goods are protected, then bulk growth is removed in a controlled direction.

Once the surface is visible, it can be assessed for defects that moss concealed. This is the point to distinguish cosmetic ageing from broken coverings or failed weatherproof details.

We do not clean suspected asbestos-containing roof sheets or tiles without an appropriate material and risk assessment.

Why Sussex roofs grow moss

Shade, trees and slow-drying roof slopes

Wooded parts of West Sussex and the Weald can leave north-facing slopes shaded for long periods. Coastal roofs can also support growth where nearby trees, sheltered valleys or textured concrete tiles retain moisture. Growth patterns often differ sharply between the two sides of the same roof.

Removing moss does not alter the roof’s age or restore lost tile surface. The goal is to clear growth and drainage routes while preserving the serviceable covering, then identify repairs on their own merits.

Roof moss removal FAQs

Does moss damage roof tiles?

Moss can retain moisture, obstruct drainage and lift or exploit weak areas, but the level of risk depends on the tile and roof condition. Its presence alone does not prove failure.

Do you pressure-wash roofs?

Aggressive pressure washing is not our default method. We normally favour controlled manual removal on suitable roofs to reduce the risk of driving water under coverings or eroding surfaces.

Will the roof look brand new?

No. Cleaning removes growth but does not reverse age, staining, surface wear or colour variation. We avoid promising an artificial new-roof appearance.

Do you apply moss killer?

A compatible after-treatment may be considered where appropriate, subject to roof material, product instructions and environmental controls. It is not automatically included.

Can broken tiles be replaced at the same time?

Yes, if identified and included or separately agreed. Availability of matching tiles and the extent of defects affect the repair.

Is moss removal guaranteed to stop roof leaks?

No. Cleaning is not a substitute for repairing failed tiles, flashings, valleys or membranes. Any qualifying repair guarantee is stated separately in writing.
