Three parts to the repair
01 / The roof
Felt, GRP, liquid systems or a pitched covering: inspect the surface, deck, falls, drips and upstands.
02 / The cheeks
Assess cladding, tiles or slates, laps and the condition at corners and window reveals.
03 / The junctions
Check side flashings, soakers, the apron and the roof above the dormer together with adjoining tiles.
Inspect the whole projection
We follow water from the roof above the dormer, around its sides and across the top. The inspection considers how the waterproof layers join, including areas concealed beneath adjacent tiles or cheek cladding.

When a dormer top is opened, its deck and insulation arrangement can be assessed more clearly. An insulation upgrade must consider the complete roof design, moisture control and available height at the surrounding details.
The scope should say whether cheek cladding is removed and reinstated, whether window work is included and how the new roof meets the retained main roof. Replacing a dormer roof is different from enlarging a dormer or creating new habitable space; structural and approval requirements depend on the actual proposal.

Can you replace only the flat dormer top?
Yes, where the cheeks, window and main-roof junctions can be retained and connected reliably. We assess those interfaces before quoting.
Can insulation be improved at the same time?
Potentially. The design must account for vapour control, roof height, junctions and the applicable thermal requirements.
Do you also repair the roof around a dormer?
Yes. We can include adjoining tiles, slates, underlay and flashings where those areas form part of the confirmed problem.
