Chimney Repairs Across East and West Sussex

Chimney stacks are one of the most common sources of water entering a property. Cracked mortar, failed leadwork, damaged render and deteriorated chimney flaunching can all allow rainwater to penetrate the roof and surrounding brickwork.

Bespoke Roofing & Renovations provides professional chimney repairs throughout East and West Sussex. Our experienced roofing team can inspect the chimney, identify the likely cause of the problem and recommend an appropriate repair.

Experienced Chimney Repair Specialists

With more than 20 years of roofing experience, we undertake chimney repairs on properties throughout Sussex, including homes in Brighton, Hove, Worthing, Pulborough, Haywards Heath and the surrounding areas.

Chimneys are continually exposed to wind, rain, frost and changing temperatures. Over time, this can cause mortar joints to crack, render to fail and lead flashings to split or lift. Small defects can gradually become more serious, allowing water to enter the roof space or internal parts of the property.

Our team can assess the overall condition of the chimney stack and provide a clear quotation for the work required. Where scaffolding is needed, this can be included as part of our quotation, helping to keep the work properly organised from start to finish.

Common Chimney Problems

Chimney Repointing

The mortar joints between chimney bricks gradually deteriorate with age and exposure to the weather. Once the mortar begins to crack or fall away, water can enter the brickwork and surrounding roof area.

We can rake out defective mortar joints and repoint the chimney stack using a suitable mortar mix, leaving the brickwork secure and neatly finished.

Chimney Rendering

Cracked or blown render can allow water to travel behind the finished surface and into the chimney structure.

Depending on the condition of the existing render, repairs may involve removing loose sections, preparing the surface and applying a suitable new render system to protect the stack from further weather exposure.

Chimney Flaunching

Chimney flaunching is the mortar finish at the top of the chimney stack. It holds the chimney pots securely in place and should be formed with a suitable fall so rainwater runs away from the pots.

Cracked, loose or poorly formed flaunching can allow water into the top of the stack. We can remove failed material and renew the flaunching where required.

Chimney Pots and Cowls

Chimney pots can become cracked, loose or unstable with age. Open or poorly protected chimney pots may also allow driving rain, birds or debris to enter the chimney.

We can replace damaged chimney pots, re-bed loose pots and install suitable cowls or caps where required.

Lead Flashings

Lead flashings form the weatherproof junction between the chimney stack and the roof covering. Over time, lead can split, lift, crack or pull away from the brickwork because of movement and temperature changes.

We undertake repairs and replacement of chimney leadwork, including front aprons, back gutters and stepped lead flashings.

Chimney Brickwork Repairs

Individual bricks can become cracked, loose or badly weathered. Damaged bricks may need to be carefully removed and replaced before the chimney is repointed or rendered.

Chimney Removal

Where a chimney is no longer required or has deteriorated beyond economical repair, we can assess whether partial or complete chimney removal may be appropriate.

Any chimney removal work must consider the structure of the property, the remaining chimney breast and any relevant planning or building-control requirements.

Finding the Cause of a Chimney Leak

Water appearing near a chimney does not always mean the same repair is required. The source may be:

  • Failed lead flashings

  • Cracked chimney flaunching

  • Open or damaged chimney pots

  • Deteriorated pointing

  • Cracked render

  • Porous or damaged brickwork

  • Defects in the roof covering around the chimney

  • Blocked or defective back gutters

Our team will assess the visible condition of the stack and the surrounding roof before recommending the work. This helps avoid replacing one component when the water is entering through another part of the chimney.

Chimney Repairs for Sussex Properties

The coastal weather across Sussex can be particularly demanding on chimney stacks. Properties in Brighton, Hove, Shoreham, Worthing and other exposed areas frequently experience strong winds and wind-driven rain.

Older properties may also have original brickwork, lime mortar, ageing leadwork or previous repairs that are no longer performing correctly.

We work on a wide range of property types, including:

  • Terraced houses

  • Semi-detached and detached homes

  • Period properties

  • Listed and conservation-area properties

  • Bungalows

  • Commercial buildings

  • Rental and managed properties

Where additional permissions or specialist advice may be required, this will be explained before work begins.
