Keeping the Rain Moving: Box Gully Repair in Woodingdean, Brighton
High above central Brighton, properties in Woodingdean are regularly exposed to strong winds, driving rain and rapidly changing coastal weather. When a roof drainage detail begins to fail, those conditions can quickly turn a small weakness into a persistent leak.
Bespoke Roofing & Renovations recently completed a full box gully repair at a property in Woodingdean. The existing gully covering had deteriorated, and the surrounding eaves, battens and roof details also required attention.
Rather than applying another temporary patch, we opened up the affected area, replaced the deteriorated materials and installed a new fibre-reinforced liquid rubber system designed around the shape of the gully.
A Hidden but Important Part of the Roof
A box gully is positioned between adjoining roof sections and is designed to collect rainwater before directing it safely towards the drainage system.
Unlike an ordinary gutter fixed along the edge of a roof, a box gully is often partly concealed by tiles, roof coverings or surrounding structures. This means problems may not be visible from ground level.
Common signs of a failing box gully can include:
Damp patches appearing inside the property
Water staining near external walls or ceilings
Overflowing during heavy rain
Deteriorated felt or previous patch repairs
Water collecting rather than draining properly
Damage around the adjoining eaves
Because a box gully can carry rainwater from more than one section of roof, the waterproofing and surrounding details must work together.
Opening Up the Affected Roof Area
The first stage of this Woodingdean roofing project was to carefully lift the tiles surrounding the box gully.
This gave our team access to the gully lining, eaves detail and roofing battens beneath the tiles. Opening the area properly allowed us to identify deterioration that would otherwise have remained hidden.
The existing gully covering was removed, together with loose and unsuitable material. The exposed area was then inspected and prepared before the new waterproofing work began.
This preparation is an essential part of any lasting roof repair. Installing a new covering over unstable materials can conceal the problem temporarily, but it does not provide a reliable long-term solution.
Replacing the Roofing Battens
Sections of the existing battens surrounding the gully had deteriorated and were no longer suitable for securely supporting the roof tiles.
These were removed and replaced with new tanalised roofing battens.
The replacement battens provided:
Secure fixing points for the reinstated tiles
Improved support around the gully
A stable base for rebuilding the affected roof area
Greater protection against future movement
Replacing weakened battens also meant the surrounding roof covering could be reinstated correctly rather than being fixed back onto deteriorated timber.
Installing New Eaves Support Trays
New eaves support trays were installed to the affected section.
Eaves support trays help bridge the area between the final roofing batten and the fascia or drainage point. They support the roof membrane and help guide any water beneath the tiles safely towards the guttering or gully.
Without adequate support, older roof lining can sag or deteriorate around the eaves. This can allow water to collect, track behind the fascia or enter the roof structure.
The new trays created a more secure and controlled drainage detail around the repaired Woodingdean box gully.
A New Fibre-Reinforced Liquid Rubber System
Once the surrounding structure had been repaired and prepared, we installed a new fibre-reinforced liquid rubber system throughout the box gully.
This system was selected because liquid-applied roofing is particularly useful for complicated roof details. It can be carefully worked around:
Internal corners
Changes in level
Gully edges
Roof junctions
Eaves details
Outlets and drainage points
The fibre reinforcement adds strength to the system, while the liquid application creates a continuous weather-resistant covering without the numerous joints found in some traditional materials.
Particular attention was given to the edges, corners and adjoining roof sections, as these are often the areas where previous box gully repairs begin to fail.
Reinstating the Surrounding Eaves and Tiles
After the liquid rubber system had been completed, the surrounding eaves and roof covering were carefully reinstated.
The tiles were secured onto the new battens and positioned so that rainwater could travel correctly from the roof slopes into the repaired gully.
The complete area was then checked to make sure:
The tiles were securely fixed
The eaves detail was properly supported
The gully had a continuous protective finish
Water could flow towards the drainage point
The surrounding roof covering had been neatly reinstated
All waste generated by the work was removed, and the property was left clean and tidy.
Built for Woodingdean’s Exposed Conditions
Woodingdean properties can experience demanding weather conditions, particularly during periods of heavy rain and strong coastal winds.
Roof valleys, gullies, eaves and exposed junctions can be particularly vulnerable because they collect or redirect large quantities of rainwater.
For this reason, our approach was not simply to cover the visible defect. We repaired the supporting details around the box gully so that the tiles, battens, eaves support and waterproof covering could work together as one complete system.
The finished repair has restored the gully and improved protection to the surrounding roof area.
