A meaningful roofing guarantee begins with a meaningful quotation. If the work is described only as “repair roof”, neither the homeowner nor the contractor has a reliable record of what was included. Our written quotations identify the agreed area and principal work, with photographs where available, so the applicable guarantee can relate to a defined scope.
Qualifying work receives the written guarantee stated in the quotation. The term and coverage vary because a local repair, a new flat-roof system and a complete roof replacement are not the same project. We do not claim that every repair carries one identical guarantee. Guarantees are issued to the customer named in the quotation and are not automatically transferred to a subsequent owner of the property. If transferability is required, it must be requested and agreed in writing before the work begins.

Defined work area
The quotation should identify the roof slope, chimney, valley, flat roof or detail being worked on rather than implying the entire property is covered.
Included preparation
Stripping, substrate preparation, deck replacement allowances, access and disposal should be clear enough to understand the proposed method.
Known exclusions
Unrelated roof areas and genuinely concealed defects should not be silently folded into a promise that no contractor could verify.
Guarantee term, scope and customer
For qualifying work, the written guarantee stated in the quotation explains the applicable period, the work to which it relates and the named customer. It does not automatically pass to a future owner.
Local considerations
What a guarantee does—and does not—mean
A guarantee does not turn a local chimney flashing repair into cover for every tile, gutter and roof slope on the house. It also does not replace routine maintenance or cover damage caused by later alterations, third parties or exceptional events unless the document specifically says otherwise.
Equally, a contractor should not use exclusions to avoid responsibility for the work actually agreed. That is why customers should retain the accepted quotation, photographs, invoices and any guarantee document together. Guarantees are not automatically carried over when a property changes ownership. If a guarantee needs to be transferable to a future owner, this must be raised and agreed in writing before the work starts, with any applicable conditions recorded in the quotation or guarantee. Where will my guarantee be stated?

Are concealed defects automatically included?
