A clear diagnosis first

A practical approach to roof replacement in West Chiltington

West Chiltington has a varied roofscape: traditional village buildings, clay-tiled cottages, detached houses set among mature trees and later homes with concrete tiles. A replacement needs to respond to that property—not impose the same covering and detail on every roof.

We begin by establishing why replacement is being considered. Age alone is not enough. The decision should take account of the covering, underlay, battens, historic repairs, roof shape, valleys, chimneys, ventilation and the likelihood of obtaining compatible replacement tiles where only partial work is proposed.

The work

How the three roof-covering methods differ

1

Natural slate — double lap

Individual slates are sorted and set out to a gauge that provides the required headlap. They are laid in staggered double-lap courses and secured with suitable nails or hooks in accordance with the slate, pitch, exposure and site-specific fixing specification.

2

Clay plain tiles — double lap

Small clay plain tiles are also laid double lap, but in many more closely spaced courses. Vertical joints are staggered and the roof uses plain-tile fittings at eaves, verges, hips and valleys, with mechanical fixing to the agreed schedule.

3

Concrete interlocking — single lap

Profiled concrete interlocking tiles lock together at their sides and are laid single lap, so fewer courses are needed than with clay plain tiles. Tiles are set out to the correct batten gauge and mechanically fixed to the site-specific specification using the required nails, clips or both.

4

The shared roof build-up

The covering method changes, but every specification must still address the structure, membrane, battens, eaves support, ventilation, wind loading and the correct system details at ridges, verges, valleys, chimneys and abutments.

Local considerations

Trees, access and character all affect the project

Mature planting can create shade and debris while also restricting scaffold positions and deliveries. We plan access before work starts and use our in-house scaffolding operation to coordinate roof-level platforms, loading and protection with the roofing team.

If a property is subject to planning or conservation considerations, the homeowner should establish the relevant requirements before changing materials or appearance. We can provide the roofing specification and photographs needed to explain the proposed work, but we do not make unverified planning promises.

Questions

West Chiltington roofing FAQs

Do all old West Chiltington roofs need complete replacement?

No. Some remain suitable for repair or a roof-lining approach, while others have widespread covering, batten or underlay failure that makes full replacement more sensible.

Can you match traditional clay tiles?

We assess the existing size, profile, colour variation and availability. Exact matching is not always possible, so the proposed product is identified before work is agreed.

How are trees and restricted access handled?

Access, scaffold positions, material movement and protection are considered during quotation. Tree work is not assumed unless it is specifically agreed and lawful.

Do you organise the scaffold?

Yes. Bespoke has in-house scaffolding, allowing roof access to be planned with the roofing sequence.

Is the new roof guaranteed?

Qualifying work receives the written guarantee stated in the quotation. The applicable term and scope are confirmed for the agreed project.
