Slate roof repairs & replacement in Brighton
Keep the character. Restore the roof.
A slipped slate can be an isolated defect or the first visible sign of a wider fixing problem. We assess the covering, nails or hooks, battens, underlay and adjoining leadwork before recommending a repair or a complete re-slate.

The slate and the fixing tell different stories
A slate may remain sound while its original fixing has deteriorated. Equally, a secure fixing cannot make a badly delaminating slate serviceable. Our inspection considers both before deciding whether a local repair will be worthwhile.
What we look for
Slipped or missing slates
Check the immediate defect, neighbouring slates and the fixing condition. A repeated pattern matters more than one isolated slip.
Cracking and delamination
Assess broken corners, layers separating and widespread surface deterioration before planning reuse.
Battens and underlay
Inspect visible supporting materials. A neat external patch may leave failing layers beneath it.
Lead and abutments
Follow the junctions at chimneys, walls, valleys and roof windows, where water can enter despite sound slate.
Repair, relay or replace?
| Approach | When it may make sense | What needs checking |
|---|---|---|
| Local slate repair | A contained defect with a serviceable surrounding roof. | Compatible slates and an appropriate fixing method. |
| Strip and relay | Much of the slate remains reusable but underlay or battens need renewal. | Breakage, matching replacements, labour and the condition of retained material. |
| Complete re-slating | Deterioration is widespread or repeated repairs offer poor value. | The whole specification, roof structure, access and connected details. |
Natural slate and fibre-cement slate
Natural slate varies in texture, thickness and appearance. Fibre-cement slate is a manufactured covering with its own installation requirements. We identify the existing roof and choose compatible materials rather than assuming the systems are interchangeable.
On older Brighton and Hove properties, material choice can also affect the building’s character. Listed-building and conservation requirements should be checked before significant changes. We can explain the roofing proposal and provide photographs for the relevant discussion.
A considered slate-roof specification
Record the existing roof
Check slate type, visible failure patterns, geometry and weather exposure.
Agree what can remain
Assess retention, replacement matching and unavoidable breakage allowances.
Renew connected details
Coordinate underlay, battens, ventilation, eaves, leadwork and ridge details where included.
Document the result
Keep the written scope and photographs of the agreed work together.
Your questions, answered
Can you match old slates?
We seek compatible size, appearance and specification where available. An exact visual match is not always possible, and the quotation can explain alternatives.
Does one slipped slate mean I need a new roof?
No. The surrounding roof condition and pattern of failures determine whether a local repair is sensible.
Can slate work be combined with chimney repairs?
Yes. When access is already in place, it can be practical to coordinate slate repairs, chimney junctions and leadwork in one agreed scope.
