Find the actual entry point

A chimney leak is not always a pointing problem

Water around a chimney can enter through cracked flaunching, open joints, failed lead flashings, porous masonry, damaged roof coverings or an internal condensation issue. Repointing everything may improve appearance but will not cure a defective apron, soaker or back gutter. We inspect the stack and its roof junction before defining the repair.

Worthing’s older terraces often have tall shared stacks, multiple pots and narrow access. Coastal wind and rain can expose the upper brickwork while salts and repeated wetting accelerate surface deterioration. Safe scaffold access is therefore part of the repair decision, not an optional extra added after the price.

Our quotation distinguishes local repairs from partial rebuilds or removal. Where the chimney is shared, structurally altered or redundant, party-wall, Building Regulations and ventilation considerations may need to be addressed before work proceeds.

Chimney repair services

Repairs matched to the failed component

The inspection identifies whether the defect is at the top, within the masonry or where the stack meets the roof.

01

Repointing

Defective joints cut out to an appropriate depth and repointed with a compatible mortar rather than skimmed over.

02

Flaunching and pots

Cracked or loose top weathering renewed where required, with pots checked for stability and terminals considered for the flue’s use.

03

Lead flashings

Aprons, stepped flashings, soakers and back gutters repaired or replaced to suit the roof covering and chimney position.

04

Partial chimney rebuilds

Unstable or badly eroded upper courses dismantled and rebuilt with suitable bricks and detailing where repair alone is insufficient.

05

Chimney removal

Redundant stacks can be reduced or removed subject to structural, party-wall, ventilation and Building Regulations considerations.

06

Emergency make-safe work

Loose pots or masonry assessed and made safe where possible. Same-day attendance may be possible depending on availability and access.

Chimney anatomy

Four repair zones that must be checked

A chimney is exposed from above and from every side, while its roof junction interrupts the normal tile or slate covering. Successful diagnosis therefore follows water from the pot and flaunching down through the masonry to the flashings and surrounding roof.

Internal staining can appear away from the entry point. Photographs of the loft or room below are useful, but safe external inspection is normally required before a permanent repair can be specified.

Cowls and caps must suit whether a flue is live, redundant or used for ventilation. We do not seal a chimney without considering its function.

Coastal weather and period chimney stacks

Central Worthing, Broadwater, West Worthing and surrounding neighbourhoods contain many Victorian and Edwardian stacks alongside later bungalows and inter-war homes. Terrace stacks may be shared, while rear additions create valleys and abutments immediately below the chimney. Access and water routes vary from street to street.

Salt-laden air is not the sole cause of every defect, but coastal exposure can intensify weathering of mortar, metalwork and porous masonry. A compatible repair should allow older brickwork to behave as intended rather than trapping moisture behind a hard surface coating.

From enquiry to quotation

Diagnosis, access and repair in the right order

A close view is often necessary because different chimney defects can produce similar damp patterns from ground level.

  1. 1
    Review the symptoms

We ask when staining appears, whether the flue is used and what repairs have already been attempted.

  2. 2
    Inspect the stack

Ground observations, safe access and drone imagery where suitable are combined to identify likely defects.

  3. 3
    Specify access and repair

Scaffolding, masonry, leadwork, roof disturbance and waste are recorded in a written quotation.

  4. 4
    Complete and document

Repairs are checked at close range, with photographs supplied where available and guarantee terms stated for qualifying work.

Questions answered

Worthing chimney repair FAQs

Why does my chimney leak only in wind-driven rain?

Driven rain can expose open mortar joints, defective flashings or porous masonry on one side of the stack. The direction and timing help diagnosis, but the external details still need inspection.

Can you just seal the chimney?

A surface coating is not a substitute for repairing failed joints, flaunching or leadwork, and some coatings can trap moisture. We identify the defect and use a compatible method.

Do cracked chimney pots always need replacing?

A cracked, loose or unsuitable pot may require replacement, but the flue’s use and ventilation must be considered before choosing a terminal or cap.

Can you repair a shared chimney?

Yes, subject to ownership, access and the agreed scope. Shared stacks may also raise party-wall or neighbour-access matters that the owners need to address.

Can a loose chimney be made safe the same day?

Same-day attendance may be possible depending on current availability, weather and safe access. The immediate aim may be risk reduction rather than the final permanent repair.

What guarantee applies to chimney repairs?

Any guarantee applying to qualifying work is written into the quotation. Not every repair carries the same terms, and transfer to a later owner must be agreed before work if required.
