Repair, overlay or replace?
A local repair is appropriate only when the defect is defined and the surrounding system can accept a durable compatible repair. Overlay may be considered when the existing build-up is sufficiently dry, stable and suitable. Replacement becomes more credible where moisture, widespread debonding, failed decking or inadequate details are distributed across the roof.
Intrusive openings or moisture testing are only undertaken when agreed and appropriate. The goal is to reduce uncertainty proportionately before a larger budget is committed.
No surface photograph can confirm every concealed layer. Assumptions and any provisional allowances should remain visible in the quotation.
