Rural and village chimney work

Repair masonry, lead and roof junctions as one detail

Pulborough-area chimneys range from compact modern stacks to tall weathered brickwork on older cottages. A damp patch beside the chimney may originate at the flaunching, porous joints, back gutter, stepped flashing or a cracked tile immediately upslope. The external pieces need to be read together.

Rural exposure can drive rain into the windward side of a stack, while mature trees and sheltered roof slopes slow drying. Previous hard-cement pointing may also contribute to local brick damage on older masonry. We specify the repair after identifying the material and failure rather than applying a universal coating.

Access can be a significant part of a chimney job. In-house scaffolding allows the platform to be planned around the stack, roof pitch and property boundaries, then coordinated with the repair programme.

Pulborough chimney services

Targeted work from the pots to the roof covering

The written scope identifies which zones are being repaired and which remain outside the quotation.

01

Compatible repointing

Open joints removed and renewed with mortar selected for the existing brickwork and exposure.

02

Flaunching renewal

Failed top weathering replaced and formed to shed water around stable, suitable pots.

03

Lead flashing repairs

Aprons, soakers, stepped flashings and back gutters renewed where defects are found.

04

Brick replacement

Severely spalled or fractured units replaced selectively where a local repair remains viable.

05

Partial rebuilds

Unstable upper sections carefully reduced and rebuilt when widespread failure makes patching inappropriate.

06

Redundant chimney options

Capping, ventilation, reduction or removal considered in the context of flue use, structure and necessary permissions.

Water route

Why the back gutter matters as much as the pointing

On the upslope side of a chimney, rainwater must pass around the stack without collecting. A sound back gutter or saddle, adjacent tiles and side soakers direct that water into the normal roof covering. Defects can remain hidden behind the stack from ground view.

The front apron and stepped side flashings then protect the remaining junction. Repointing the brickwork above does not compensate for missing or poorly formed lead below.

Lead dimensions and detailing depend on chimney size, roof pitch, covering and exposure. Close inspection governs the repair.

Pulborough conditions

Open countryside, older brickwork and varied access

Properties around Pulborough, West Chiltington, Storrington and nearby villages can be more exposed than sheltered town-centre roofs. Open fields increase driven-rain loading, while older brick and clay coverings require compatible, careful work rather than thick surface render used as a shortcut.

Some homes sit on narrow lanes or have conservatories and lower roofs beneath the stack. Access design needs to protect those areas and avoid relying on ladders for work that requires both hands and close masonry inspection.

From enquiry to quotation

Inspect hidden sides before pricing the repair

A front photograph alone rarely shows the back gutter or complete flaunching, so the inspection route is chosen around access and risk.

  1. 1
    Collect leak history

We note wind direction, rainfall pattern, flue use, internal staining and previous repairs.

  2. 2
    View the complete stack

Ground, drone and safe physical inspection are used as appropriate to the site.

  3. 3
    Write the repair scope

Masonry, leadwork, roof disturbance, scaffold and waste removal are clearly identified.

  4. 4
    Repair and record

The agreed work is completed and photographed where available, with qualifying guarantee terms supplied in writing.

Questions answered

Pulborough chimney repair FAQs

Can you repair an old cottage chimney without rebuilding it?

Often local repointing, brick replacement, flaunching or leadwork is sufficient, but instability or widespread brick failure may make a partial rebuild more responsible.

What mortar should be used?

Mortar should be compatible with the existing masonry and exposure. Older, softer bricks may be damaged by an unnecessarily hard cement-rich repair.

Why is damp appearing below the chimney after heavy wind?

Wind-driven rain may exploit one masonry face, flashings or the hidden upslope gutter. The weather pattern helps diagnosis but does not identify the component by itself.

Can you cap an unused chimney?

A redundant flue may require a suitable cap while retaining ventilation. The arrangement depends on condition and intended use; it should not simply be sealed airtight.

Do you include scaffolding?

Where required, in-house scaffold access is specified and priced within the written quotation.

Will the repair guarantee pass to a new owner?

Not automatically. Qualifying work receives the guarantee stated in the quotation, and any required transferability must be agreed before work starts.
